Key Changes Affecting Student Lets Under The Renters' Rights Act 

Significant legislative reforms will affect residential landlords, including HMO landlords from 1st May 2026, as follows:

• Fixed term tenancies will no longer be permitted . All new tenancies will become periodic from the outset. This does not impact licences.
• Rent in advance will be restricted to one month.
• Section 21 'No fault' evictions will be abolished. From the commencement date, possession will only be possible using specific statutory grounds under strengthened section 8 grounds.

Landlords should familiarise with the upcoming changes and should download Guidance: Renters’ Rights Act for Residential Landlords. 

We are currently reviewing our templates to reflect the new legal framework. Revised versions will be published as soon as possible and in readiness of the 1st May 2026. Until the new provisions come into force, landlords may continue to use the current templates.
