Key Changes Under The Renters Rights Act 

Under the forthcoming Renters Rights Act, the way HMO tenancies operate will change significantly:

  • Fixed terms tenancies will no longer be permitted. All new HMO tenancies will become periodic from the outset. 
  • Section 21 'No fault' evictions will be abolished 
  • Landlords can rely on strengthened Section 8 grounds for possession 

These changes mean landlords and agents will need to review their tenancy agreements and manage procedures to ensure compliance.
