All landlords, not just HMO landlords, have a duty under The Gas Safety (Installation and Use) Regulations 1998 to have an annual gas safety check carried out by a Gas Safe Registered engineer.
Regulation 6 of The Management of Houses in Multiple Occupation (England) Regulations 2006 requires the landlord or manager to supply the local housing authority with a copy of the latest gas appliance test certificate for any appliance at the HMO within 7 days of receiving a request from the authority.
