Key Changes To Residential Tenancy Agreements in England Under the Renters' Rights Act
From the 1st May 2026, significant reforms under the Renters' Rights Act will affect all residential tenancy agreements in England. Landlords should understand these changes to remain compliant and plan for upcoming updates. The reforms include:
- Fixed term tenancies abolished
- All new tenancies will be periodic and called Assured Periodic Tenancies
- Section 21 'No Fault' Eviction Notices will be abolished
- Strengthened Section 8 grounds, including grounds for re-occupation and sale of the property
- Rent in advance will be restricted
- Ban on rental bidding
- Enhanced tenant rights for requesting a pet and increased tenant protections against discrimination

Can I Still Use These Templates?
Yes. Landlords can continue to use this selection of tenancy agreement templates until 1st May 2026.
We are currently reviewing our templates to include the new prescribed wording once released by the government (expected spring 2026).
Any tenancies granted on or after 1st May 2026 must use the updated periodic tenancy structure.
Existing tenancies granted prior to the 1st May 2026, whether an assured shorthold tenancy (AST) or periodic, will automatically convert to an assured periodic tenancy. Landlords do not need to issue fresh tenancy agreements, but will be required to provide tenants with an "Information Sheet" informing tenants of the new changes by 31st May 2026.

When These Templates Are Not Suitable
Some types of lettings are excluded from the Housing Act 1988 such as:
- Lettings to companies or other non-natural persons (the tenant under an AST must be one or more individuals)
- High value properties (where the annual rent exceeds £100,000)
- Lettings where the tenant does not occupy the property as his only or principal home (e.g., a second home)
- Resident landlords.
