This Guidance on HMOs and Licensing of Private Rented Properties (England) gives a brief overview of the issues landlords need to be aware of regarding the management of houses in multiple occupation (HMOs) and the licensing of HMOs and other private rented properties in England.

The Guidance, which reflects the changes made to HMO regulations in October 2018 (which affects England only), sets out the definition of a HMO and a large HMO, describes the licensing regimes, briefly mentions planning law issues and looks at The Management of Houses in Multiple Occupation (England) Regulations 2006. The Guidance also provides an overview of the fire safety and fire door information that landlords of multi-occupied properties must provide to tenants under the Fire Safety (England) Regulations 2022 from 23 January 2023. The Guidance also directs landlords to the Government Guidance on the Fire Safety (England) Regulations 2022, which should be referred to and  which contains further obligations that landlords of buildings 11 metres or above must also meet. The Guidance also directs landlords to the letters and notices in this subfolder.
