My tenant wants to make alterations or redecorate, do I have to agree? +
It depends on the tenancy terms. Most agreements require the landlord's consent for alterations, and often for redecoration. Many also say that consent is not to be unreasonably withheld. Consider each request on its merits, respond in reasonable time and put your decision in writing. A consent letter lets you agree while setting sensible conditions, such as restoring the property at the end.
Can I change the terms of a tenancy that has already started? +
Only by agreement with the tenant. A tenancy is a binding contract, so you cannot vary it unilaterally. Where both sides agree a change, for example to who lives there or a permitted use, record it in a written variation agreement signed by both. Note that rent increases are the exception: those must go through the section 13 procedure, not a variation.
How should I record consent so it is clear later? +
Put it in writing. A consent letter should identify exactly what you are agreeing to, any conditions and that consent is limited to this request. Keep a copy with the tenancy file. Verbal or email agreements are easy to dispute, so a clear signed letter protects both sides and avoids arguments about what was actually allowed.
