Letter of Consent to Alterations
This Letter of Consent to Alterations should be used where the Tenant wishes to carry out minor alterations to the property and, under the terms of the tenancy agreement, the Landlord’s consent is required.
This Letter of Consent should only be used for minor works, e.g. fitting new shelves or window blinds. It is unlikely that a Landlord would permit a short-term tenant to carry out any more significant alterations. A detailed description or specification of the proposed works should be attached to the Letter so that it is clear what the Landlord is consenting to.
Under the Tenant Fees Act 2019, landlords in England cannot charge a tenant more than £50 (inclusive of VAT) for agreeing to alter tenancy agreements caught by this act. In some circumstances it may be appropriate for this to be higher but such cost must be reasonable and a landlord must be able to provide written evidence (invoices/receipts) which show that these costs are reasonable.
Under the Renting Homes (Fees etc.) (Wales) Act 2019, landlords and/or letting agents in Wales are prohibited from charging a fee to amend an assured shorthold tenancy agreement.
Optional phrases / clauses are enclosed in square brackets. These should be read carefully and selected so as to be compatible with one another. Unused options should be removed from the document.
This Letter of Consent to Alterations is in open format. Either enter the requisite details in the highlighted fields or adjust the wording to suit your purposes.
