Letter of Consent to Alterations

This Letter of Consent to Alterations should be used when a Tenant wishes to carry out minor alterations to the property and, under the terms of the tenancy agreement, the Landlord’s consent is required.

When To Use This Letter

This Letter of Consent is intended for minor works only, such as:

  • Installing shelves
  • Fitting window blinds 
  • Hanging pictures or other small, non-structural changes 

A detailed description or specification of the proposed works should be attached to the letter, so that it is clear what the Landlord is consenting to.

Tenant Fees Act 2019 (England)

Under the Act:

  • Landlords cannot charge tenants more than £50 (inclusive of VAT) for agreeing to alter tenancy agreements caught by this Act.  
  • In limited circumstances, a higher fee may be charged if it is reasonable and justifiable, for example to cover professional or administrative costs.  
  • Landlords must be able to provide written evidence (invoices/receipts) demonstrating that any higher costs are  reasonable. 
  • All fees must comply with the permitted payments under the Act and must be transparent and fair.

For larger or structural alterations, landlords should consider using a Variation Agreement.
