This Letter of Consent to Alterations should be used where the Tenant wishes to carry out minor alterations to the property and, under the terms of the tenancy agreement, the Landlord’s consent is required.

This Letter of Consent should only be used for minor works, e.g. fitting new shelves or window blinds. It is unlikely that a Landlord would permit a short-term tenant to carry out any more significant alterations. A detailed description or specification of the proposed works should be attached to the Letter so that it is clear what the Landlord is consenting to.

Under the Tenant Fees Act 2019, landlords in England cannot charge a tenant more than £50 (inclusive of VAT) for agreeing to alter tenancy agreements caught by this act.  In some circumstances it may be appropriate for this to be higher but such cost must be reasonable and a landlord must be able to provide written evidence (invoices/receipts) which show that these costs are reasonable.
