This Letter to Lender for consent to carry out energy improvement works is for use by a commercial landlord who has borrowing secured on the property and the mortgage terms provide that the lender’s consent must be obtained prior to any works being carried out. This letter should be printed on the landlord’s headed paper and sent to the lender.

If the works are of a minor non-structural type, consent may not be required. More substantial works, involving structural works, such as cavity wall insulation, replacement windows, etc. may need a lender’s consent. In all cases, the borrowing terms and conditions should be to establish whether consent is required or not.  If unclear, then legal advice should be taken.
