The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 (‘the Act’), imposes duties on private landlords of residential properties in England to carry out five-year electrical safety checks. Tenancies granted on or after the 01 July 2020 will be caught by the Act. Existing tenancies will be caught by the Act from 01 April 2021.

This letter should be printed on the Landlord’s headed paper and sent to the local housing authority with a copy of the report within 7 days of receiving a request from the authority as required by Regulation 3(3)(c) of the Act.
The Local Housing Authority is asked to sign a copy of the Letter and return it to the Landlord to confirm receipt. The Landlord must remember to send the Local Housing Authority two copies of the Letter and a stamped addressed envelope.
