Letter to Tenant Regarding Smoke Alarm Testing
This Letter to Tenant Regarding Smoke Alarm Testing is for use by a residential Landlord who is granting a new assured shorthold tenancy (AST). This letter should be printed on the Landlord’s headed paper and handed to the Tenant on the first day of the tenancy (or posted if the tenant is not present).
Landlords are required under the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 to carry out checks to ensure that each smoke and carbon monoxide alarm is in proper working order on the day a new tenancy begins. The checks can be carried out by the landlord or by someone on their behalf.
If a letting agent is carrying out the check, the agent can use the “Agent's Letter to Tenant Regarding Smoke Alarm” Testing in our Estate Agency Documents Folder (under Letting Agencies).
This letter is designed to provide the Landlord and Tenant with evidence that the check has been undertaken. The Tenant is asked to sign a copy of the Letter and return it to the Landlord to confirm receipt.
Optional phrases / clauses are enclosed in square brackets. These should be read carefully and selected so as to be compatible with one another. Unused options should be removed from the document.
