The form records the agent and owner/landlord details, property information, material information disclosure, start date, any fixed term, commission, fees, rent and security deposit arrangements.
It also includes owner/landlord confirmations on property or mortgage restrictions, consumer protection requirements, previous letting periods, restricted periods following service of a statutory notice, and any enforcement action or banning order affecting the proposed letting.
Fees, cancellation rights and Renters’ Rights Act points
The form includes cancellation rights and a model cancellation form for the 14 day cooling-off period for contracts made off the trader’s premises under the 2013 Regulations referred to in the form.
