Letter from Agent Confirming Smoke Alarm Testing

This Letter from Agent to Tenant Regarding Smoke Alarm Testing is for use by a residential letting agent who is acting on the grant of a new assured shorthold tenancy (AST). This letter should be printed on the Agent’s headed paper and handed to the Tenant on the first day of the tenancy (or posted if the tenant is not present).

Landlords, or a person acting on their behalf, are required under the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 to carry out checks to ensure that each smoke and carbon monoxide alarm is in proper working order on the day a new tenancy begins.

If the Landlord is carrying out the check themselves, they can use the “Letter to Tenant regarding Smoke Alarm Testing” in our Residential Landlords folder (under Administrative Documents).

This Letter is designed to provide the parties with evidence that the check has been undertaken. The Tenant is asked to sign a copy of the Letter and return it to the Agent to confirm receipt.
