This Service Charge Apportionment Schedule for Commercial Property can be
used by property managers, agents and/or commercial landlords to set how
the service charge costs are allocated between the parties who benefit from
the services. The service charge costs are allocated between the parties on
a floor-area apportionment. Apportionment based on floor area is the most
common and often the simplest method of apportionment.
Under the RICS Professional Statement ‘Service charges in commercial
property (1st edition) RICS members and/or firms regulated by
RICS must issue apportionment schedules annually to tenants. It is good
governance to follow this requirement whether or not you are a member of
RICS, or a firm regulated by RICS.
This Apportionment Schedule should be sent to tenants with the Estimated
Service Charge Statement. It is suitable for use in relation to any
commercial premises where the tenant is required to pay a service charge
based on floor-area apportionment.
This Apportionment Schedule contains fields for the landlord’s and tenant’s
details, the address of the property, the period to which the statement
relates, the address details of the different units within the property and
the names of the tenants. The area of each unit/floor expressed in square
feet and the percentage contribution of the service costs for each unit
should be entered in the table.
