Landlord’s Initial Response Letter Regarding Energy Efficiency Improvements
This Landlord’s Initial Response Letter regarding energy efficiency improvements is a template letter for a residential landlord send to a tenant who has requested consent to make energy efficiency improvements to a rented property.
This letter is designed to aid compliance with Part 2 of The Energy Efficiency (Private Rented Property) (England and Wales) Regulations 2015, which came into force on 1 April 2016. This legislation allows residential tenants to request their landlord’s consent to make energy efficiency improvements. Landlords must not unreasonably refuse consent if the tenant’s request complies with the Regulations.
The letter provides an initial response to the tenant’s request. An initial response is required if there is a superior landlord whose consent is also required, if the landlord intends to serve a counter proposal, or if the landlord wishes to obtain evidence or advice before deciding whether to consent to the energy efficiency improvements.
A full response must be served in due course. Please refer to the Guidance Notes in this subfolder for more details.
Optional phrases/clauses are enclosed in square brackets. These should be read carefully and selected so as to be compatible with one another. Unused options should be removed from the document.
