The government's proposals that all residential lets achieve an EPC rating of C or above by 1 April 2028 were scrapped in September 2023. This letter can be used where landlords wish to continue upgrading their properties. This letter should be printed on the landlord’s headed paper and sent to the tenant.
Most tenancy agreements allow the landlord or their agent to enter the property for the purposes of inspecting the property but not for carrying out an EPC assessment. The tenant could reject the request even though there are potential energy saving benefits to them for no additional expense. Landlords and agents should ensure that they comply with the relevant terms of the tenancy agreement when arranging viewings, not least by providing sufficient notice.
This letter confirms the name of the agent and the date and time when they will be visiting the property. The tenant is asked to sign a copy of the letter and return it to the landlord to confirm their acceptance of the arrangements.
