Schedule of Dilapidations Template

This Schedule of Dilapidations Template should be used where, at the end of the term of the lease, the tenant has not complied with its obligations in the lease relating to repair, redecoration and reinstatement. It is in the form required under the Dilapidations Protocol.

The Schedule sets out the landlord’s views on any breaches of the lease and the remedial work required. The Schedule should be served on the tenant together with a Quantified Demand. Refer to the Dilapidations Guidance when completing the Schedule.

Optional phrases / clauses are enclosed in square brackets. These should be read carefully and selected so as to be compatible with one another. Unused options should be removed from the document.
