Landlord Notice Updating Occupation Contracts for New Anti-Discrimination Rules under the Renters’ Rights Act 2025 (Wales)

This template Notice of Variation is designed for use by private residential landlords and letting agents in Wales to notify contract-holders of new anti-discrimination provisions introduced by the Renters’ Rights Act 2025 and the Renting Homes (Miscellaneous Amendments) (Wales) Regulations 2026.

The document assists landlords in complying with their obligations under the Renting Homes (Wales) Act 2016 by formally updating existing occupation contracts and written statements to include the new fundamental terms which take effect from 01 June 2026.

Important Legislative Changes

From 01 June 2026, new fundamental anti-discrimination terms are incorporated into most:

  • periodic standard occupation contracts;
  • fixed term standard occupation contracts; and
  • secure occupation contracts in Wales.

The new provisions prevent landlords from prohibiting children from living in or visiting a dwelling, or discriminating against contract-holders because they receive welfare benefits, except where restrictions are a proportionate means of achieving a legitimate aim.

Purpose of This Notice

This document is intended to:

  • formally notify contract-holders of the legislative changes;
  • incorporate the new fundamental terms into existing occupation contracts;
  • support compliance with statutory written statement obligations; and
  • provide landlords and letting agents with a practical compliance document for use in Wales.

When This Notice Should Be Used

This Notice should be used where:

  • an existing occupation contract requires updating to reflect the new statutory terms; and
  • the landlord chooses to provide either:
    • a written statement of the varied terms; or
    • a written statement of the occupation contract as varied.

The updated written statement or notice must generally be provided within 14 days of the variation taking effect.

Important Compliance Information

Failure to update occupation contracts or provide the required written statements may:

  • place the landlord in breach of Welsh housing legislation;
  • restrict possession or enforcement rights; and
  • expose landlords or agents to regulatory or legal consequences.

Landlords and letting agents should ensure that updated notices are served before 14 June 2026 where applicable.
