Do I have to tell my contract-holder my address in Wales? +
Yes. You must give the contract-holder a notice of the landlord's address, form RHW2, no later than 14 days after the occupation date. Until you provide an address in England or Wales for serving notices, the contract-holder does not have to pay rent for any period until you do, so this is easy to overlook and costly. The RHW2 template gives the notice in the correct form.
How do I increase the rent under an occupation contract? +
Use the notice of variation of rent, form RHW12. For a periodic standard contract you must give at least two months' written notice of the increase, and you cannot increase the rent more than once in any twelve-month period. The contract-holder can challenge an increase they consider excessive. Using the correct form and notice period is essential, as an informal rent rise is not valid. The RHW12 template sets it out.
What do I do if the landlord or the landlord's details change? +
Use the right Welsh form. If the landlord's address for service changes, give a notice of change of landlord's address, form RHW4. If the property is sold or the landlord changes, the new landlord gives a notice of change of landlord, form RHW3. Keeping the contract-holder informed of who the landlord is and where to serve notices is a legal requirement, not just good practice. The templates provide each notice.
