S173 Termination Notice for Periodic Standard Contract RHW16

This S173 Termination Notice for Periodic Standard Contract RHW16 is prescribed by the Welsh Government. The form should be used by private residential landlords when they wish to bring a standard periodic occupation contract to an end. There need be no breach by the contract-holder to obtain possession provided the requirements of section 173 Renting Homes (Wales) Act 2016 are met. 

The landlord cannot serve the prescribed Notice RHW16 during the first six months of the contract, following which the landlord must provide the contract-holder with at least six months’ notice of the intention to end the occupation contract.

Contract-holders are expected to move out by the end date in Notice RHW16. Where a contract-holder remains in a dwelling, a landlord will need to make a court application for possession. This cannot be before the end date in the prescribed Notice RHW16 but must be no later than two months from the end date in the Notice RHW16.
