Bank Reference Request Letter

This Bank Reference Request Letter should be printed on the landlord or letting agent's headed paper.  It is addressed to the bank manager and includes a "consent" section which must be signed by the proposed contract-holder.

The letter asks the bank manager to comment on the proposed contract-holder’s financial standing.  The response will assist the landlord in deciding whether to grant an occupation contract and whether any security (in the form of a rent deposit or a guarantor) is necessary.

Under the Renting Homes (Fees, etc) (Wales) Act 2019, landlords and/or letting agents are prohibited from charging fees for setting up new occupation contracts, which includes the cost of obtaining references.  It will be the landlord’s responsibility to meet these costs.
