There are a number of consequences if a landlord (or agent) fails to comply with these obligations. A contract-holder can withhold rent, a court could make an order for specific performance and a landlord could also lose its licence under Rent Smart Wales. A landlord may also not be able to serve a possession notice if they are in breach of the regulations.
