Guidance on Standard Occupation Contracts for use by private landlords and letting agents in Wales


From the 15 July 2022, (when the Renting Homes (Wales) Act 2016 (‘the Act’) comes into force), private landlords and letting agents will grant new standard occupation contracts (which replace most tenancies and licences in Wales) from this date. Existing tenancies and licences which are caught by the Act will convert to standard occupation contracts automatically on the 15 July 2022.

This Guidance looks at:

1. What is an occupation contract;

2. Which tenancies and licences can become occupation contracts;

3. Which tenancies and licences can never be occupation contracts;

4. The differences between a fixed term and periodic standard occupation contract;

5. What is a written statement;

6. How the model written statements are to be used and the terms of a model written statement;

7. Provision of information in respect of a written statement and information about the landlord; and

8. Converted contracts.

This guidance will be kept under review and updated (if necessary) in line with any supporting legislation or supporting guidance which may be published by the Welsh Government.
