This Deed of Release of Guarantor can be used to release a Student Tenant’s Guarantor from a Tenancy Agreement Guarantee in England.
The Landlord may have required a parent to stand as Guarantor for a Tenant when the Tenancy Agreement was entered into. If the Tenancy Agreement is assigned to a new Tenant, the outgoing Tenant’s Guarantor should be released from the Guarantee.

Under the Tenant Fees Act 2019, landlords in England cannot charge a tenant more than £50 (inclusive of VAT) for agreeing to alter tenancy agreements caught by this act. In some circumstances it may be appropriate for this to be higher, but such cost must be reasonable, and a landlord must be able to provide written evidence (invoices/receipts) which show that these costs are reasonable.
