This Student Tenancy Agreement Guarantee and Indemnity (Single Tenant) should be used where a guarantor agrees to cover the student tenant's legal obligations under a tenancy agreement.  The agreement should be annexed to the Guarantee so that all parties know what the extent of the Guarantor’s liability is.

It is usual for landlords to ask for a parental guarantee when they let property to a student. This Guarantee should be used where the Tenancy Agreement names only one person as the Tenant. If there is more than one tenant, the Guarantee (Joint) should be used instead.

This Deed has been updated in line with the Renters' Rights Act 2025.

Why Do  I Need This Template?

As a landlord this document acts as a protection in the event the tenant fails to pay rent, or breaches the terms of the tenancy.  

Under the guarantee, the guarantor agrees to:

• Pay rent and other sums due if the tenant fails to do so
• Make good losses, damages, and costs resulting from tenant breaches
• Indemnify the landlord independently of other obligations
• Ensure their estate covers obligations if the guarantor dies in the tenancy 

Under the Tenant Fees Act 2019 landlords and/or letting agents in England are prohibited from charging any fees associated with requesting a guarantor to a tenancy caught by these acts (this includes referencing fees and administration fees).

It is important that a copy of the proposed Tenancy Agreement be attached to the Guarantee so that it is absolutely clear what the Guarantor is committing to.
