This Standard Inventory Schedule for Wales should be used to give a detailed description of the condition of a dwelling at the outset of a letting and to set out a comprehensive list of the contents of the property.

The provision of an inventory to a contract-holder is mandatory in Wales and required within 14 days of the date of the standard occupation contract.  The Inventory Schedule should minimise disputes at the end of the contract concerning how much of the deposit should be returned.  This Inventory has been expanded to include a section to record any outstanding items that need to be rectified by the landlord at the beginning of the standard occupation contract.  The check-out section can be used to detail any damage or repairs and associated costs to be deducted from the contract holder’s deposit to rectify the damage.
