Service Contract Between Residential Landlord and Cleaner

This Service Contract Between Residential Landlord and Cleaner is designed for use by a Landlord who owns one or more residential properties. This Contract enables the Landlord to appoint a Cleaner – either an individual or a company – to provide cleaning services to the properties on a regular basis.

It is assumed that both the Landlord and the Cleaner are acting in the course of a business. This document is not suitable for “business-to-consumer” transactions.

The properties covered by the Contract are set out in Part 1 of Schedule 1. There is optional wording in clause 2.7 allowing the Landlord to add or remove properties to/from the list.

For each property, a “level of service” is specified. The levels of service are set out in Part 2 of Schedule 1. For example, the Cleaner may offer a weekly clean of a shared house and a daily clean of the common areas of a block of flats. Example levels of service are included in the template but they should be reviewed carefully and amended as appropriate to suit the circumstances.

The frequency and timing of the Cleaner’s visits is also specified in Schedule 1, together with the fees payable.

This Service Contract sets out in detail the rights and obligations of each party. Key points including practical arrangements, the payment mechanism, insurance, liability and confidentiality are covered.
