This Application Form for a Residential Tenancy is for use by a residential
landlord in Wales to gain information about the proposed tenant (and any
proposed guarantor) which will enable the landlord to consider the
suitability of the proposed tenant (and guarantor) and to obtain
references.
This document is compliant with UK data protection legislation.
The proposed tenant must provide name and address information, as well as
details of their employer, bank and previous landlord.
The proposed tenant (and guarantor) may give an email address and may
(optionally) confirm that this email address can be used by the landlord to
serve notices and other documents on them.
The proposed tenant ticks boxes and signs the form to authorise the
landlord to carry out credit checks and to obtain references. The proposed
tenant also acknowledges receipt of the Privacy Notice for Tenants,
Residents and Guarantors. This should be supplied to the tenant with this

If the landlord has concerns about the proposed tenant’s financial
position, it could require the proposed tenant to provide one or more
guarantors.
Under the Renting Homes (Fees etc.) (Wales) Act 2019 (which affects Wales
only), landlords and/or letting agents are prohibited from charging tenants
fees for setting up new tenancies caught by these acts, which includes the
cost of obtaining references. It will be the landlord’s responsibility to
meet these costs.
