This Service Charge Apportionment Schedule for Residential Property can be
used by property managers, agents and/or residential landlords to set how
the service charge costs are allocated between the parties who benefit from
the services. The service charge costs are allocated between the parties on
a floor-area apportionment. Apportionment based on floor area is the most
common and often the simplest method of apportionment.
This Apportionment Schedule should be sent to tenants with the Estimated
Service Charge Statement. It is suitable for use in relation to any
residential property where the tenant is required to pay a service charge (for example, long residential leases). Under the Tenant Fees Act 2019 and the Renting Homes (Fees etc.) (Wales) Act 2019, a service charge payment cannot be charged to a tenant under an assured shorthold tenancy.
This Apportionment Schedule contains fields for the landlord’s and tenant’s
details, the address of the property, the period to which the statement
relates, the address details of the different units within the property and
the names of the tenants. The area of each unit/floor expressed in square
feet and the percentage contribution of the service costs for each unit
should be entered in the table.
