This Service Charge Apportionment Schedule for Residential Property can be used by property managers, agents and/or residential landlords to set how the service charge costs are allocated between the parties who benefit from the services. The service charge costs are allocated between the parties on a floor-area apportionment. Apportionment based on floor area is the most common and often the simplest method of apportionment.

This Apportionment Schedule should be sent to tenants with the Estimated Service Charge Statement. It is suitable for use in relation to any residential property where the tenant is required to pay a service charge, including assured shorthold tenancies and long residential leases.

The area of each unit/floor expressed in square feet and the percentage contribution of the service costs for each unit should be entered in the table.
