Energy Efficiency in Residential Lets – New MEES Letters

March 2023

PLEASE NOTE:  Since publication of this Newsletter, the government has scrapped the proposals for residential EPCs anticipated from 1 April 2025 onwards (September 2023).

From 1 April 2020 all privately rented residential properties in England & Wales must have an EPC rating of at least E.  There are currently proposals for privately rented residential properties to achieve an EPC rating of C or higher for new lettings by 1 April 2025 and for existing residential tenancies by 1 April 2028.  Whilst landlords are not yet legally required to make improvements, it is anticipated the proposals will be legislated shortly.   New template letters are now available which can be used where landlords wish to start future proofing their properties in advance of the anticipated changes.
