This Letter from Residential Landlord Varying Provision of Services can be
used when a Tenancy Agreement requires a Landlord to provide services or
facilities to a Tenant’s property and the Landlord needs, due to
circumstances beyond its control, to make temporary changes to the services
provided. Before using this Letter, Landlords should check the terms of the
Tenancy Agreement carefully to establish the services the Landlord is
required to provide and whether the Landlord is permitted to make changes.
The Letter allows the Landlord to specify:
· The period during which there will be changes to the normal provision of
services and facilities;
· The reasons why the changes are necessary;
· The services that will not be provided during this period; and
· Any additional services that will be provided during this period.
The Letter optionally allows the Landlord to mention the provisions of the
Tenancy Agreement that allow changes to the provision of services. The
Landlord can also explain how any additional services are to be paid for.
Landlords should be careful to comply with the terms of the Tenancy
Agreement and the Tenant Fees Act 2019 and Renting Homes (Fees etc.)
(Wales) Act 2019 when requiring payment from tenants.
The letter should be countersigned by the Tenant to confirm their
acceptance of its terms.
