Guidance Note: Formalities for Signing Property Deeds and Contracts
This Guidance Note is a practical guide to getting it right when it comes to executing property deeds and contracts. A transaction will not be valid unless they are executed correctly and consequently be rejected by the Land Registry.
This Guidance has been updated as of April 2023. It includes examples of the most common types of bodies involved in property transactions and takes account of the requirements for property documents so that they are acceptable to the Land Registry. The Land Registry has strict requirements which are regularly updated. You are advised to check Land Registry Practice Note 8, or seek advice from a legal professional, before drafting and executing any document that requires registration at the Land Registry. Practice Note 8 also provides information in relation to the execution of property documents by other types of contracting parties, such as local authorities, trustees, etc, which are not covered in this update.
