This Covering Letter for Section 21(1)(b) Notice can be used by a Landlord who is serving a Section 21 Notice on an Assured Shorthold Tenant.

A completed Section 21 Notice should be enclosed with the Letter.

The letter advises the Tenant of the practical steps they should take before vacating the property.

The Tenant is asked to sign a copy of the Letter and return it to the Landlord to confirm receipt. The Landlord must remember to send the Tenant two copies of the Letter and a stamped addressed envelope.

The Notice should be delivered by hand or sent by recorded delivery. Remember that the 2 month notice period begins from the time the Tenant receives the Letter, not when the Letter was posted. Always allow a few extra days when setting the termination date. For example, if the Letter is sent by recorded delivery on 25 June, do not give a termination date of 25 August. Instead, select a later date such as 28 August.

This Letter is duplicated in the Terminating Tenancies subfolder.
