This Guidance on Section 8 Notices explains how landlords in England can seek possession of a property from tenants under an assured or assured shorthold tenancy. 

Does this Guidance Apply Throughout the UK?

This Guidance applies to England only. Legislation differs in Wales. If you are a Welsh landlord, you should refer to Renting Homes Wales for the procedures for evicting contract-holders.

Where Can I Find Information About "No Fault" Evictions?

The Renters Rights Act abolishes Section 21 'no fault' evictions for all new and existing tenancies. Landlords will no longer be able to regain possession without relying on specific legal grounds.

All landlords in England must use Section 8 notices to regain possession.
