This Letter Requesting Reference from Residential Tenant’s Bank should be printed on the landlord's headed paper. It is addressed to the bank manager and includes a "consent" section which must be signed by the proposed tenant.

This document is compliant with the GDPR (General Data Protection Regulation).

The letter asks the bank manager to comment on the proposed tenant’s financial standing. The response will assist the landlord in deciding whether to grant a tenancy to the tenant and whether any security (in the form of a rent deposit or a guarantor) is necessary.

Under the Tenant Fees Act 2019 (which affects England only, in force from 01 June 2019) landlords and/or letting agents are prohibited from charging a tenant fees for setting up a new tenancy, which includes the cost of obtaining references.  It will be the landlord’s responsibility to meet these costs.

Similar provisions are also contained within the Renting Homes (Fees etc.) (Wales) Act 2019 which is due to come into force on the 01 September 2019.
