AP1 Application and Guidance in Property Transactions 
What is a Form AP1 and what is it used for?
Form AP1 is a prescribed HM Land Registry form used to apply for changes to the Land Register in England and Wales. You will normally need to submit another form and/or appropriate evidence as well especially if you are submitting the form without the use of a conveyancer, HM Land Registry will require additional forms and evidence to prove your identity and minimise fraudulent activities.
Form AP1 is used for various registrations, whether it involves transferring ownership, registration of new leases or underleases, assignments, or other relevant changes associated with the property.
Leases and underleases with a term exceeding 7 years
In general, any lease with a term exceeding 7 years must be registered with the Land Registry. Additionally, some leases may require registration within a specified timeframe. Failure to register the lease means it will only be recognised as an “equitable” interest, rather than a “legal” interest, meaning it offers less protection for the Tenant and can complicate future transactions.
Leases and underleases with a term of less than 7 years
Leases with shorter terms of less than 7 years are not required to be registered independently. However if the lease grants easements – such as rights of way over
neighbouring land, these must be registered to ensure they are fully enforceable.
How to complete an AP1
