What Is A Section 13 Landlord’s Notice (Form 4A)?
From 1 May 2026 the only lawful method of increasing rent is by serving a Section 13 Notice (Form 4A).
Landlords:
- Can only increase rent once every 12 months (52 weeks);
- Must give at least 2 months’ notice before the new rent takes effect;
- Must ensure the proposed rent reflects the open market rent; and
- Cannot use this Notice within the first 52 weeks of a tenancy, or within 52 weeks of a previous rent increase.
