Form N5 - Claim Form for Possession of Property (Standard Procedure)
The PROP.SP.06 - Form N5 - Claim Form for Possession of Property (Standard Procedure) is the Court form to be used by a landlord who wants to apply to court for a possession order for residential property that has been let on an assured shorthold tenancy (AST).

Once you have opened the template form on the government website, you should save a copy to a location of your choice and then you can complete that copy.
The completed Form N5 needs to be sent to the County Court in the area in which the property is situated along with Form N119 (particulars of claim). See the template Letter Enclosing N5 & N119.
Note that a claim may also be started online via the www.gov.uk website. The guidance below is designed for landlords who are using a paper Form N5 but it will also assist landlords who are using the online option.
Before applying to court, the landlord must have served a Section 8 Notice on the tenant. See our Section 8 Possession Guidance and our Section 8 Notice templates for more information.
If you are applying to Court, you should also provide a statement setting out what knowledge you have about the effect of the coronavirus pandemic on the tenant and their dependants. This applies until 30 July 2021. The Court may not progress your case until you provide the required notice.
