Fire Safety Regulations Update 2025: Landlord Compliance

The Furniture and Furnishings (Fire) (Safety) Regulations Amendments 2025 came into force on 30 October 2025, introducing key changes to fire safety requirements for landlords. These amendments affect how furniture in rental properties must meet fire resistance standards and how non-compliance can be enforced. 

Key Changes in the 2025 Amendments

Landlords should be aware of the following updates:

  • Certain baby and children’s products are no longer covered under the Regulations. 
  • Regulation 11 of the Furniture and Furnishings (Fire) (Safety) Regulations 1988 remains in force; however swing labels are no longer mandatory. 
  • The timeframe for legal action for non-compliance has been extended from 6 to 12 months. 

Landlord Responsibilities

Landlords must ensure that all furniture provided in rental properties meets fire resistance standards and is properly labelled where appropriate. Compliance is essential to avoid potential enforcement action.
