2025 Landlord Round-Up: New Laws, EPC Reforms and the Road to the Renters Rights Act
As 2025 comes to an end, we want to thank all our customers for your continued trust and support. This year has brought major legislative and compliance changes for property.
The Renters’ Rights Act passed into law and sets about bringing in major changes such as:
- Removal of fixed term tenancies
- Formalising rent increases via Section 13 notices only
- Abolishing Section 21 Notices
- Amending Section 8
- New rules for pet consent, bidding wars, and discrimination
Compliance has been a major factor for landlord’s and lettings agents with changes to money laundering and sanctions checks and EPC checks. For social landlords, Awaab’s law introduced stricter duties on damp and mould, and electrical safety standards were introduced.
So social landlords, Awaab’s Law was introduced in respect of damp and mould investigation, and also additional compliance requirements in regard to electrical safety.

- Making Tax Digital for Income Tax for landlords
