Renters' Rights Act 2025: Important Update for Landlords and Agents

The long-awaited Renters' Rights Act has received Royal Assent. Once the Act comes into force, the following key changes will apply to the private rented sector in England:

  • Abolition of Section 21 ‘No Fault’ evictions
  • Introduction of strengthened Section 8 possession grounds 
  • Removal of fixed-term tenancies, transitioning all new tenancies to periodic tenancies 
  • Restrictions on rent in advance 
  • Bans on bidding wars
  • Reforms to rent increase procedures 

All new tenancies will require updated tenancy agreements and supporting documents. We will be updating our templates and preparing new documents as soon as the Government confirms the required content ahead of the Commencement date. In the interim we are reviewing the existing documents. 

Please note that some parts of the Act require secondary legislation before implementation, including:

  • Establishing a Landlord Ombudsman and Private Rented Sector Database 
  • Extending the Decent Homes Standard and Awaabs Law in regard to property standards
