Key Changes Affecting Student Lets Under The Renters' Rights Act 

Significant legislative reforms will affect student landlords from 1st May 2026, as follows:

• Fixed term tenancies will no longer be permitted . All new tenancies will become periodic from the outset. This does not impact licences.
• Rent in advance will be restricted to one month.
• Section 21 'No fault' evictions will be abolished. From the commencement date, possession will only be possible using specific statutory grounds under strengthened section 8 grounds.
• New possession ground specifically for student HMOs - Ground 4A, provided a tenant is given prior notice in writing

These changes mean the traditional fixed term "academic year" tenancy model will no longer operate from 1st May 2026.
