Residential Lettings Agencies
The documents in this subfolder are for use by Residential Lettings Agencies. The subfolder contains Terms and Conditions and Agent Appointment Forms which, when used together, create a contract between the property Owner and the Agent.
There are four versions of the Terms and Conditions and Appointment Forms, catering for different levels of service. The “Fully Managed” service makes the Agent responsible for day-to-day maintenance of the property as well as collection of rent and finding a tenant. The “Rent Collection” service is limited to rent collection and finding a tenant. The “Letting & Deposit Holding” service provides for the Agent to manage the tenant’s deposit. The “Letting Only” version is the most basic level of service.
The Terms and Conditions and Appointment Forms can be placed on the Agent’s website but they must also be provided to Owners or made available in hard copy. An agency contract is formed by the Owner completing and signing the appropriate Appointment Form, confirming acceptance of the relevant set of Terms and Conditions, and the Agent signing to confirm the appointment.
Elsewhere in the Property folder we have a selection of Tenancy Agreements and other template documents that agents can use on behalf of Owners.
