This Guidance on Section 8 and Section 21 Notices considers the steps a Residential Landlord needs to take in order to obtain possession of property from an assured or assured shorthold tenant.

The Guidance refers to the relevant provisions in the Housing Act 1988 and points Landlords of properties in England and Wales towards the appropriate letters and forms to use. It reflects the October 2015 changes relating to service of Section 21 Notices in England and the introduction in December 2016 of new ground 7B for possession.

This Guidance is duplicated in the Terminating Tenancies, Standard Possession Proceedings and Accelerated Possession Proceedings subfolders within the Residential Landlords group of documents.
