This Deed of Surrender of Lease should be used where the landlord and tenant have agreed to bring the lease to an end before the end of the contractual term.

The Deed provides for the tenant to surrender the lease to the landlord and for both parties’ obligations under the lease to come to an end. The landlord may have agreed to pay a premium for the surrender and there is optional wording to provide for this.

Sometimes a landlord will require a tenant to make a payment in respect of dilapidations before the lease is surrendered. Such a scenario is not covered by this Deed of Surrender.
