Application Form for a Residential Tenancy (Wales)


This Application Form for a Residential Tenancy is for use by a residential letting agent in Wales to gain information about the proposed tenant (and any proposed guarantor) which will enable the letting agent to consider the suitability of the tenant (and guarantor) and to obtain references.

The proposed tenant must provide name and address information, as well as details of their employer, bank and previous landlord.

The proposed tenant (and guarantor) may give an email address and may (optionally) confirm that this email address can be used by the letting agent to serve notices and other documents on them.

The proposed tenant ticks boxes and signs the form to authorise the letting agent to carry out credit checks and to obtain references. The proposed tenant also acknowledges receipt of the Privacy Notice for Tenants, Residents and Guarantors. This should be supplied to the tenant with this Application form. If the letting agent has concerns about the tenant’s financial position, it could require the proposed tenant to provide one or more guarantors.

Under the Renting Homes (Fees etc.) (Wales) Act 2019 (which affects Wales only), landlords and/or letting agents are prohibited from charging tenants fees for setting up new tenancies caught by these acts, which includes the cost of obtaining references. It will be the landlord’s responsibility to meet these costs.
