This Application Form for a Residential Tenancy provides the landlord with information about the proposed tenant (and any proposed guarantor) which will enable the landlord to consider the suitability of the tenant (and guarantor) and to obtain references.

This document is compliant with the GDPR (General Data Protection Regulation). 

The tenant must provide name and address information, as well as details of their employer, bank and previous landlord.

The tenant (and guarantor) may give an email address and may (optionally) confirm that this email address can be used by the landlord to serve notices and other documents on them. The landlord needs such a confirmation if it wishes to provide the DCLG guide “How to rent: the checklist for renting in England” by email rather than in hard copy.

The form also requires the tenant to provide their passport or other relevant documents to enable the landlord to conduct a “right to rent” check as required under the Immigration Act 2014 in relation to properties in England (but not Wales).

The tenant ticks boxes and signs the form to authorise the landlord to carry out right to rent checks and credit checks and to obtain references. The tenant also acknowledges receipt of the Privacy Notice for Tenants, Residents and Guarantors. This should be supplied to the tenant with this Application form. If the landlord has concerns about the tenant’s financial position, it could require the tenant to provide security in the form of an increased rent deposit or one or more guarantors.
