This Guidance on Section 21 Notices looks at the ways a Landlord in England can obtain a “no fault” possession of property where the tenant of an assured shorthold tenant. These are the cases where the tenant has not breached the lease, but the landlord wishes to recover possession.

This Guidance applies to England only. The Renting Homes Wales group contains information on the new procedures to evict contract-holders from a private rented dwelling in Wales. 

The Guidance refers to the relevant provisions in the Housing Act 1988 and points landlords of properties in England towards the appropriate letters and forms to use.
