Actual Service Charge Statement for Residential Property

PROP.RES.76

This Actual Service Charge Statement for Residential Property should be used to record the past year’s service charge expenditure. It can be prepared once the service charge accounts for that year have been finalised and should then be sent to the tenant. It is suitable for use in relation to any residential property where the tenant is required to pay a service charge (for example, long residential leases).  Under the Tenant Fees Act, a service charge payment cannot be charged to a tenant under an assured shorthold tenancy.

The tenant will have made payments based on the Estimated Statement. Once the Actual Statement has been issued, it may then be necessary for the tenant to make an additional balancing payment or for the landlord to issue a refund (or carry the overpaid amount forward as a credit against the next year’s service charge).

This Actual Statement contains fields for the landlord’s and tenant’s details, the address of the property, the tenant’s reference number and the period to which the statement relates. The service charge items, actual costs, estimated costs and difference (credit or debit) should be entered in the table.

This Actual Service Charge Statement for Residential Property is a Microsoft Excel document in open format. Either enter the requisite details in the highlighted fields or adjust the wording to suit your purposes.
